Additions · Kelowna

Second storeys, rear additions and bump-outs on Kelowna homes. Structural work, permits and trades on one signed work order.

Additions

An addition touches everything: the foundation, the roof, the old walls and the new ones. It needs drawings, a permit and trades who arrive in the right order. That order is written before the first footing is dug.

On your work order

Written down
before day one.

For additions, the work order you sign spells out:

  • The drawings and engineering the work is built to
  • The building permit, and who holds it
  • Each trade on the job, named to its scope
  • The price, and what is paid when
  • Start date and the milestones to completion
  • How a change is priced and signed

How it runs

Four steps,
in order.

Every step is on the work order. Read the full Valiant & Bold standard.

  4. 04

    Inspect and close

Inspections passed, deficiencies listed with dates, final account settled.

Additions

Questions
people ask.

Do I need an architect or engineer?

Most additions in Kelowna need stamped drawings for the permit, and structural work needs an engineer. The work order lists what drawings the job is built to.

How long does an addition take?

It depends on the size and the permit. The dates go in the work order once the scope and permit timing are known, not before.

Will the new part match the old house?

Matching roofline, siding or stucco and interior trim is part of the written scope, item by item.
