A basement secondary suite under construction in a Kelowna home, a new egress window cut in.

Secondary suites · Kelowna

A suitebuilt to permit.

Basement and in-home secondary suites in Kelowna, built to the permit and the BC Building Code, with the scope and price written first.

Secondary suites

A suite is a second home inside your home. It has to separate fire and sound, give a way out, and pass inspection. We price it against the permit drawings, not a guess at the end of a tour.

  • Signed work order before day one
  • Every trade WorkSafeBC-cleared
  • Changes priced in writing

On your work order

Written down
before day one.

For secondary suites, the work order you sign spells out:

  • The permit drawings the suite is built to
  • Separations, egress and alarms in scope
  • What is excluded, in plain words
  • The price, and what is paid when
  • Start date, inspections and completion date
  • How a change is priced and signed

How it runs

Four steps,
in order.

Every step is on the work order. Read the full Valiant & Bold standard.

  1. 01

    Check the house

Ceiling height, egress, exits, mechanical and what the space can legally become.

  2. 02

    Permit first

The work order is written against the permit drawings. Permitted work waits for the permit.

  3. 03

    Build and inspect

Framing, separations, mechanical and finishes, with the inspections the permit calls for.

  4. 04

    Hand over

Deficiencies closed, final inspection passed, final account settled.

Questions
people ask.

Can my basement become a legal suite?

It depends on ceiling height, exits, windows, parking and zoning. We look before we price, and the City of Kelowna permit decides.

Who deals with the City?

The work order names who applies for each permit. Permitted work does not start before the permit is issued.

Do you finish the suite or just rough it in?

Either. The scope says exactly where our work ends.
